Eagle Pass City Council approves Maverick Business Park Master Plan and Preliminary Plat No. 1

The City of Eagle Pass, Texas City Council unanimously approved Agenda Items No. 27 and 28 regarding the Maverick Business Park Master Plan and the Preliminary Plat of Maverick Business Park Unit I at their Tuesday, June 4, 2024 regular meeting, authorizing the development of a new 500 acres industrial park at the intersection of U. S. Highway 57 and Loop 480 in Eagle Pass, Texas.
Eagle Pass City Planning Director Placido Madera presented City Council with the proposed Master Plan and Preliminary Plat of Unit I of Maverick Business Park, advising them the Planning and Zoning Commission and his Planning Department were recommending approval of them subject to certain variances.
Madera stated the Maverick Business Park Master Plan consists of 500 acres for a mixed-use real estate development including industrial, commercial, multi-family, and single family residential units when fully completed. Madera noted, however, that the Master Plan before the City Council was for only 190.4 acres of the overall 500 acres of the new proposed subdivision composed of 14 industrial lots. Madera added that the Preliminary Plat No. 1 for the Maverick Business Park is for one industrial lot of 18.7 acres that will have an industrial warehouse of 100,000 square feet constructed on it.
Maverick Business Park is owned by NOP Maverick 500 LP and NOP Maverick 5200 LP, said Madera. The new industrial park is located across U. S. Highway 57 from Utility Trailers of Texas SE and from the proposed Sul Ross State University four year campus site.
“The centerpiece of this Preliminary Plat No. 1 of Maverick Business Park is a state of the art industrial warehouse of 98,765 square feet with dimensions of 690 feet in length and 145 feet in depth and 32 feet in height. The industrial warehouse will be equipped with 45 dock doors and 80 trailer parking spaces, facilitating smooth logistics operations. The warehouse will also have two ramps and 176 spaces for employee and visitor parking together with an Early Suppression Fast Response (ESFR) sprinkler system within the building for safety purposes,” said Joey Ferguson, Senior Associate Broker at NAI Swisher & Martin Realty of Laredo, Texas.
“The industrial warehouse is scheduled for delivery and completion in the first Quarter of 2025 for tenants (businesses) seeking a strategic location for international export and import business, particularly with Nearshoring taking effect with the new U.S.-Mexico-Canada Free Trade Agreement,” said Joey Ferguson.
The Port of Eagle Pass registered a record $37.14 Billion of total export-import trade during 2023. International trade is expected to grow up to $750 Billion by 2050.
Maverick Business Park is also going to have a full-service travel center for tractor-trailers and vehicles constructed at the corner of U. S. Highway 57 and Loop 480 in the near future. Currently, the park is entertaining several proposals and one will be selected for the site in the immediate future. The park is currently outside the city limits of Eagle Pass, but within the extraterritorial jurisdiction of the city.
“The Maverick Business Park is a significant real estate development and investment for the community of Eagle Pass and Maverick County,” said Joey Ferguson.
Unlike the Eagle Pass City Council’s recent approval of a Tax Increment Reinvestment Zone for Empire Industrial Park on May 7, 2024, which will waive up to 75 percent of increased ad valorem appraised taxes for 50 years, Maverick Business Park is a fully private equity investment by NXSTEP Opportunity Partners that is not receiving any taxpayer-assisted funding for its development.
